Light-Gauge Steel (LGSF) Villa & Prefab Modular Building Quality Inspection Checklist

Two light-steel villas or flat-pack modular cabins can look identical in a 3D rendering while differing by 40% in structural zinc life, base-metal thickness and acoustic/thermal build-up. Use this field checklist before releasing production or final shipment payments.

Light-Gauge Steel (LGSF) Villa & Prefab Modular Building Quality Inspection Checklist — SerSourcing
Structured purchasing preparation and supplier follow-up in Türkiye.

Stage 1 & 2: Galvanized Coil Traceability & CNC Roll-Forming Geometry

The single most common hidden downgrade in Turkish light-steel villa and prefab kits is substituting non-structural commercial DX51D+Z100 sheet (100 g/m² zinc, no guaranteed yield plateau) where the static design assumed S350GD+Z275 (350 MPa yield, 275 g/m² zinc).

Shop-Floor LGSF & Modular Cabin Inspection Gates
Inspection Point Target Specification Common Factory Shortcut Verification Method
Base-Metal Thickness (BMT) 0.80 / 1.00 / 1.20 / 1.60 mm net steel Quoting coated thickness including zinc or -0.10 mm under-gauge coil Micrometer reading on uncoated cut edge + EN 10204 3.1 coil cert match
Galvanizing / Aluzinc Mass Z275 (275 g/m²) or AZ150 coastal Z100–Z140 indoor-grade zinc that rusts at punched service holes Dual-probe coating thickness gauge (~19–20 µm per side for Z275)
CNC Dimple, Swage & Inkjet Code Clean lip/web punch, zero burr, legible member ID matching erection CAD Faded inkjet codes or misaligned dimples forcing site angle-grinding Dry trial fit of 1 wall panel + 1 roof truss node on flat shop table
Sheathing & Wet-Area Boards A1 autoclaved fibercement (8–12 mm) + OSB-3 + moisture/fire gypsum Low-density non-autoclaved board or OSB-2 swelling in sea transit Pallet brand/CE label check, board thickness caliper & edge moisture wrap

Stage 3 & 4: Fastener Kits, Membranes, Joinery & Container Stuffing

  • Hold-Downs, Chemical Anchors & EPDM Screws: Counting heavy galvanized shear/hold-down brackets, structural self-drilling screws (RUSPERT / Dacromet coated) and sealing washers against the signed packing list—plus a 3%–5% site spare margin.
  • Flat-Pack Cabin Chassis Welding & Roof Drainage: On demounted modular cabins, inspecting corner-post weld penetration, internal rainwater downpipes inside corner columns and PIR / rockwool roof-panel foam continuity.

Frequently Asked Questions

DX51D is a forming-grade steel without a guaranteed structural yield strength for load-bearing studs/trusses, and Z100 carries less than 40% of the zinc corrosion protection of Z275—critical inside exterior wall cavities exposed to condensation.
